Episode-311- Things to Consider When Buying Rural Land

Well I still have country living on the brain after our recent trip to our BOL and soon to be primary residence in Arkansas.  I have also gotten a tremendous number of requests lately to evaluate property listings as potential BOLs, retreats and homesteads.  It is honestly almost impossible to really know a property from just a listing, they are simply starting points.  So I decided to do this show with some general things to consider when making such a personal decision such as purchasing land or a  home.

Tune is Today as I Discuss…

  • Remote is a relative term
  • Water, got it, don’t got it, what’s it gonna cost
  • The advantages of unimproved and unincorporated land
  • Service from a government comes at a cost, which is more valuable to you freedom or “services”
  • Who is going with you, you can’t be happy if your family is miserable
  • Gates, the simple solution to BS excuses like “I was lost, not trespassing”
  • The value of good neighbors
  • Talk to neighbors BEFORE you buy
  • Pick a community you fit into, don’t try to change one

Episode-305- You Can’t Lose as a Modern Survivalist

The number one question I get from non preparedness minded individuals when I tell them about The Survival Podcast is simply, why?

Why takes many forms such as…

  • Why do you worry about so many things you can’t control?
  • Why do I need to do anything different then I am doing now, I got this far OK, right?
  • Why should I spend money on things I may never need or even use?
  • Why should I sacrifice just to be “debt free” because “you’re no one unless you own money in the nation anyway”?
  • Why should I store food?
  • Why do I need a gun, we have a nice town and a great police force?
  • Why do you feel the need to be an alarmist?

Oh and that list of why’s goes on and on, I assure you.  Yet I always answer every single why with the same answer, “because the way I do things my life is better even if nothing bad ever happens”.

Tune in today as we discuss this concept and thoughts on how…

  • Living debt free is the only way to have the freedom we all desire
  • Why most people tolerate things in their life they should never allow
  • Why tax is theft and why understanding it creates freedom
  • Why no matter what people say you do need to prepare for bad times
  • How the media and the government create plastic lifestyles that we choose to live within
  • Why storing food will always pay itself back even if you never have to rely on it directly
  • Why a garden is liberating and a financial gain
  • Why so many people that start to prep fail and fall out and how to change that

Episode-287- Advantages of Homesteading Small Land Tracts

This is the first time I have ever fully covered the topic of homesteading small land tracts (1-2 acres) and many of their inherent advantages.  I think today will be a great show and get you thinking and may be rethinking that “place in the country”.

I also wanted to let you know about a new product from Ready Made Resources called the LIFESAVER® Bottle 4000 which is the only filter that can filter all bacteria and virus from water.  While you are at Ready Made’s site make sure to sign up for their drawing to win a free Columbia River M21-14SF M21 Special Forces- Combo Edge Knife

Tune in today as we discuss…

  • The ease of small land management
  • Improving soil on poor land is much easier on a small scale
  • Smaller tracts have lower tax burdens
  • Small tracts are easy and inexpensive to fully fence or mostly fence in
  • 1 Acre can provide more food then most people can use
  • It is easy to install “impactful surface water”
  • You quickly can learn the “pulse of your land”
  • Small land tracts are easier to defend if necessary
  • In a rural area under some circumstances small may still feel big
  • Consider buying land that borders conservation land, state forest or land that is not suited for development
  • Consider how the land lays out, a narrow strip is not as useful as mostly square plot
  • Consider the direct and indirect community before you buy
  • No HOAs, ever they are the Devil!  I am not kidding
  • Seek land unlikely to be annexed or effected by imminent domain

Episode-276- Listener Questions for 9-14-09

Today we do another round of listener questions on all kinds of stuff like alternative energy, gardening, real estate, bug out locations and more.

First let me take a moment to mention the sad passing of Linda Rawles (wife of James Wesley Rawles).  James have hugely contributed to the survivalist and prepper movement over the past few years.  Let me state as a husband myself that when a man gives this much his wife must give as well and his actions are driven as much by his passion to help others as to be a good husband and provider.  I can only imagine what it is like to loose the woman who is the love of your life.  Please think of James and send him your thoughts and prayers during this time.  (You can see James’ post about his loss on his blog here)

Second the audio today is not as good as usual (ironic as to my comments to aspiring podcasters today).  There is a setting on the recorder that got changed and I did not notice it until I got to my office.  I apologize but will be REMOVING COMMENTS asking me about the audio today since I have posted the reason for it already.  In addition to the accidentally changed setting part of today’s audio issue were the heavy rain pounding on the car.

Tune in today to hear me answer…

  • What will happen with the health care debate?  (please not NOT what I want to happen but what I think WILL HAPPEN and remember you guys asked, lots of you asked)
  • What does it mean if land is zoned “commercial” or more importantly when a commerical piece of land is selling WAY below market value, what can it teach us about buying land and real estate?
  • How the hell do you deal with squash groups?
  • Can social programs work at a very local government level?
  • What can you do for a garden if your yard is fully shaded?
  • Is it too late to start a garden in north for the fall, what crops are best for fall gardening?
  • What if someone owns the mineral rights to land you are considering buying?
  • What advice do I have for a person wanting to start up their own podcast?
  • How do you get your employer on board with disaster planning?
  • When it comes to green energy and food preps do the “ends justify the means”?
