Today’s TSP Amazon Item of the day the Winchester 51 Piece Gunsmith Screwdriver Set.  Look strait out of the gate this is not really “the kit” for the big time gun enthusiast that tinkers often with many projects.  It won’t do everything  you will even need in drivers for guns, but it will do most, like 95%.

No what this kit is for is your range bag.  I can’t tell you how many times I have been at a range and a fellow shooter had some maintenance issue and no tools to fix the situation.  With this kit and a basic cleaning kit, a shell extractor and some lube if you can’t fix it at the range, you likely need a gun smith or to use your warranty if it is yet to expire.

driverkitbackThis is more than just a gun smith kit though.  Come on, 16 bucks for a good quality kit that has 48 different driver bits in it.  You know what I am going to say right.  Put one in the glove box of your vehicles.  Perhaps one in your Go Bag or BOB as well.

Does it have every torx bit, no but it has 7 and the one you are looking at pissed off because you expected it to be a Phillips bit likely will be one of those.  This is also a great gift to a young person who has finally be trusted to maintain his/her own firearms and frankly a good gift for anyone you need to get something for, not something spectacular just something.  You know what I mean.

Pick up one or a few of these and the first time you need it, you will feel like it just paid for itself.  Again this isn’t top quality on the level of say Forester or Grace USA (which I keep in my smithing box) but for 16 dollars it is extremely versatile and I have never had one fail me yet.  So give the Winchester 51 Piece Gunsmith Screwdriver Set a look and determine if it might be the right product for your range bag or other needs.

P.S. – Even if you don’t own a single firearm you should pick up one or two of these.  The ones in my boat and in my truck have both saved my butt a time or two.  Looking at a screw that needs turning and not having a simple tool with which to turn it suck.  Especially when it is either really hot or really cold outside and said screw is the one that can get you home.

The Ringer Cast Iron Scrubber – Item of the Day

Every day I bring you an item on Amazon that I personally use or has been purchased by many members of the audience and I have researched enough to recommend.

Today’s TSP Amazon Item of the day is The Ringer Cast Iron Scrubber.  As a long time user of cast iron I was pretty interested when I first heard about this little gadget.  I picked one up figuring I would try it out and likely it would be like many gadgets, sure it sort of works but big honking deal and it would end up in the junk drawer.

Um, WRONG!  This thing is awesome, and it is one I am frankly late to the party on.  I have had a lot of folks over the house and if I used cast iron to cook for them, I always show them the ringer, most are like, yep got one of those.  Why?  Because it fricken works and it makes your cast iron better over time.

Here is what I do, I generally heat up my pan with what ever crud is in it to medium hot, I then dump in a cup of water or two, it deglazes the crud.  I take the hot pan over to the sink and dump out the water, add a bit more and give it a scrubbing with the ringer.  This with a well seasoned pan is all you really need, just heat dry and oil and you are good.

What I do a lot of times though, especially if there is a small amount of crud left is put in a big pinch of kosher salt, it acts like scouring powder and give it a bit more scrubbing with the ringer.  This not only cleans it perfectly but it is doing micro sanding of the iron and patina at the same time.

I have a lot of old school milled cast iron, but one thing I have never found is a dutch over like that, well one I didn’t need to sell a kidney to buy anyway.  So I have a modern Lodge Dutch Oven, and with this technique even it is almost as good as old school cast iron.

So if you cook with cast, either old or new, consider getting The Ringer Cast Iron Scrubber into your kitchen today.  At only 15 bucks it is a great deal, I have had mine about 2 years now and it is still as good as new.

Episode-2273- John Pugliano and Jack Spirko on The Richest Man in Babylon

I reached out to expert council member John Pugliano about doing this episode with me.  I feel the biggest weakness in what our young people are not taught today, above all other things how to handle, earn, manage and invest money.   While not the end all be all, I find The Richest Man in Babylon to be one of the best foundations on how to think about money ever written.  John and I break this classic down today using the following outline of some of the main concepts presented in the book.

There are also some surprises in today’s show, a phone call from Patrick Roehrman, the arrival of Nick Ferguson and more.  John and I did this recording at my kitchen table while he was visiting for the 10 Year Anniversary Party.  Lots of other TSP folks were on the way in, so rather than edit out the disruptions we rolled with them.  It makes for a fun show.

Today’s TSP Amazon Item of the day is the book “The One Percent Effect – Sell Your Home, Fast, At Asking.  Any Market.” by Dustin Dreifuerst and Jack Spirko.  And yea that is me, this Jack Spirko.

I was approached by Dustin over a year ago about this project and we hashed out a way to get it done.  This book is about selling your house and doing so at a profit and quickly no matter what is going on in the world.

I am not a real estate agent, so you may wonder what makes me qualified to co author a book like this.  Simply my record, here are the houses we have owned, what we paid for them, the date we sold them and how much we sold them for.

  • Purchased 1999 3 Bed,  2 Bath in Mansfield Texas – Purchase Price 87,250.  Sold in 2001.  Selling price 109,900.  Time on market 9 days.  Offer was for full asking price.
    ~
  • Purchased 2001, 3 Bed, 2 Bath in Northampton Pennsylvania.  Purchase Price, 137,500.  Sold in 2004 for 199,900, time on market 2 days.  Sold at full price and seller waived inspection to prevent additional offers.
    ~
  • Purchased 2004, 4 bed, two and a half bath in Mansfield, Texas – Purchase Price 119,900.  Sold in 2011 for 149,900, full price offer with property on market for 7 days.
    ~
  • Purchased 2006 as a BOL.  3 Bed, 2 Bath mobile home on five acres in Hot Springs, Arkansas for 69,900.  Sold in 2013, asking price 89,500.  Sold at full price, time on market 13 days.

A few things to keep in mind, the fist house was bought in the dot com run up and sold in the aftermath of the dot come bubble bursting!  The third house was sold before the real estate recovery, when lending was still very tight and my own listeners were asking me, “how do you expect to sell your house in the current market.  The house sold in 2013 was a mobile home we sold for almost 20,000 than we paid for it.  Real estate agents didn’t even want to try to sell a mobile home in that market.

So what is the secret?  It is, The One Percent Effect.  In the end all buyers are settlers, that is the key.  Every single buyer no matter if they are buying a 150,000 dollar starter home or a multi million dollar estate is a settler.

What I mean by this is they have a budget, then they have what they want.  Inventively their wants exceed their budgets, this is a constant, again being a wealthy buyer won’t change this short of the celebrities buying place for say 25 million and up.

So what people do is set a budget, set an area to search for homes in and look at anything and everything that seems like it might work for them in those parameters.

Not a single home will be perfect, even if the emotional couple convinces themselves that it is, in the end they always settle for what they can afford in the area they wish to live.  And most buyers define a quite small area to look in.  So what you do is simply make your home 1% better than anything else on the market.

Is it really that simple?

In a word, yes it is.  The key though is the execution of that objective.  In other words how do you determine exactly how to do that?  What do you give priority to?  How do you form a concise plan to stand out as 1% better than anything else in your neighborhood and price range?

Well, I developed a system to do that and as you know from my track record it works.  I take real estate seriously, there is to much on the line not to.  A house can go from your biggest asset to your largest liability in one quarterly down turn of the economy.  Yet there are always people who want to buy a home that can get funding, always.  The key is making them pick your home even in tough markets.

What about during a boom you say?  Now it is even more important to know the way to get that 1% effect, sure houses sell fast for most people but right now we have the biggest boom in our market in the last 25 years and there are still good homes on the market for over 120-180 days.  Why?  Little things that stubborn sellers won’t fix, so not only don’t they have the 1% effect, they have what I call the “Dreaded 10% Effect”, in that their houses are at least 10% worse then the average home for sale.

These are actually great homes to buy, they are homes I always look for, but buyers like me are few and far between.  In this book Dustin took my system and developed it into a step by step guide that anyone can follow and succeed with.

Episode-2272- Darby Simpson on Farm Business Essentials

Darby grew up on his family’s seventh generation farm located in Central Indiana, just 25 miles outside of Indianapolis. However he never learned anything about the family business. He began his own farming enterprise in 2007 after reading “Pastured Poultry Profits” by Joel Salatin as well as several other sources of information pertaining to small scale pasture based meat production.

The operation produced 150 pastured broilers that first year that were quickly sold and generated a base of avid customers who were left clamoring for more. In 2008, the enterprise grew to 1,000 birds while pastured pork was also added, with the hogs all being spoken for thru successful marketing to the existing customer base.

By 2012, the farm was producing up to 3,000 pastured broilers, 125 turkeys, 60 hogs and 12 beef per year while using less than 20 total acres. The farm now financially supports Darby and his wife Brandy, along with their two young boys, Ethan and Zach.

Darby has transitioned himself from a successful mechanical engineer into a full time farmer and enjoys the many benefits that come with being self sufficient in ones livelihood. Matiz Gallego Sardines – Item of the Day

Every day I bring you an item on Amazon that I personally use or has been purchased by many members of the audience and I have researched enough to recommend.

Today’s TSP Amazon Item of the day is Matiz Gallego Sardines and you can get them in  a 2 count pack or if you want the best value get a 12 count pack for only 33.99 which is only 2.83 a can.  Oh dear friends the reasons these items are being featured are many, let us take a look at a few.

First I try to feature items not just of good quality but stuff I use, and I eat these a few times a week.  Due to the fact that I like them and that they are a good source of Omega 3 fats, which the average person is largely deficient in.  I eat them strait from the can, wrapped in lettuce with yogurt cheese, on Flax Crackers or as part of a lunch time salad.

Secondly lets talk about those Omega 3s.  Sardines and herring are about the best source of them on the planet.  Because these small fish are very low in the food chain.  So while fish like mackerel, tuna and salmon are great for Omega 3, they also carry a fair load of mercury and other toxins.   Not enough to never eat, you body can deal with some exposure to toxins, it it couldn’t’ we would all be dead.  But you need to eat something like this about 3-4 times a week for a good omega 3 vs 6 balance and you should not rely on large ocean predator fish that often.

Third is quality.  I am a sardine connoisseur, I love the little guys!  So I scoured the net for others reviewing sardines and one name constantly was at the top of most lists, Matiz.  When I tried them I found out why.  These are not your cheapo sardines that would be better as cat food.  There are only 3 to a can, because they are beautiful plump little guys!  Yes gutted and deheaded but skin and bones on as good sardines have.  Mild smelling compared to other sardines, caught in the waters off northern Spain and Portugal, where the best of the best come from.

Fourth, no junk!  No extra preservatives, no garbage, Here is the entire list of ingredients, sardines, olive oil, sea salt.  Fantastic.  Never and I mean never buy sardines with mustard sauce, soy bean oil, etc.  Packed in their own oils and olive oil is best, just like these guys.

Fifth this is a perfect prepper storage product!  Think about where preppers struggle to keep a good storage up.  That would be high quality fats and meats, with nutrient dense caloric yield.  Well the ones that just came in have an expiration date of 2023!  You know I say eat what you store and store what you eat, well with this even if you only eat them a few times a month, that is no problem.  In each can you get 228 calories, 130 in high quality fats and 98 from one of the best sources of protein on the planet.

So why not give Matiz Gallego Sardines a shot?  Pick up a 2 count pack to give them a try or if you know you like sardines get the 12 count pack and save a bunch of money.

Do let me caution, these are the best sardines I have ever eaten but they are still canned sardines.  They are not magical, they don’t taste like chicken, they taste like small ocean fish.  So if you in general do not like sardines at all, you likely will not like these either.  However if you “sort of like them”, this may change your entire sardine world.  Far less fishy tasting, more clean smelling, nice firm flesh and man they go good with a bit of avocado.

P.S. – I brought these around again today because of one of my favorite new YouTube personalities.  His name is Alex the French Guy and Patrick of MT Knives introduced me to him.  I was binging his channel and found these two videos on cooking with sardines.

You guys know me I love to cook so I am now playing with variations of his ideas and I am even playing with doing an eel style sushi with sardines, it was kind of like a duh moment for me as I saw some of the other stuff he was doing.

And can you even imagine frying a sardine out of a can!  I thought the guy was nuts until I saw what he did with it.  Again as prepper one thing we struggle to store in quantity in high quality is fat and protein and especially in long term shelf stable things that fit store what you eat and eat what you store.

Well, the French Guy just blew up the options for using sardines for that purpose, so check it out and give it a try.  You can do it with any sardine of course but again Matiz has become my go to with a quality that nothing else touches.

Episode-2271- The Most Valuable Skill Most People Are Never Taught

That skill in three words is simply, “how to sell”, simply put, “sales is life and life is sales”.  One huge problem we have in life is people compartmentalize everything.  I.E. “Sales is something sales people do, and I am not a sales person, so I don’t need to worry about it.”

My one word response to this is………BULLSHIT.

Have you ever asked anyone out on a date?  Did you ever interview to get into a school?  Did you ever try out for a team?  Have you ever interviewed for a job?  Did you as a child ever convince your parents to buy you a toy?

Well, sales, sales, sales and sales are what the above items are.

The single most valuable thing I can teach you about sales is what I call an absolute definition of it.  An absolute definition means a simple statement that requires no further explanation and works all the time, every time.  My absolute definition of sales is “a transfer of belief” and lets put it to test with the above questions.

  • Getting a date – you transfer the belief that I am worth spending time with.
    ~
  • Getting into school – you transfer the belief that I will be a good student.
    ~
  • Getting on a team – you transfer the belief that I will be a good player.
    ~
  • Getting a job – you transfer the belief that I will be a good employee.
    ~
  • Getting a child’s toy – you transfer the belief that the toy is worth buying for some reason.

Do you see how simple that really is?  The truth is all of use are natural born sales people, we have something I started calling an “inner salesman” a long time ago.  Sadly for most of us, it is literally beaten out of us by the time we most need it.  Today I am going to put you back in touch with your old friend and tell you how he/she can help you build a better life.

Six Inches of Rain and Almost Empty Swales – What Happened?

We just got a blessing.  6 inches of slow soaking rains over about 5 days, breaking a zero rain drought that began on May 30th.  Our mid swale with all the hard catchment that funnels into it, therefore took on over 96,000 gallons of rain from mostly hard catchments.

To put things in perspective we took 6 inches and the swales themselves are only 11 inches deep but almost all the water is gone.  So where did it go?  Was this a good thing or a bad thing?  Tune in to find out.
